Our team has been designing and building new homes for over 30 years. In that time we’ve streamlined the process so that you’ll feel informed, confident and happy from start to finish, which ultimately means we’ll be able to deliver your dream home sooner.
Here’s our step-by-step guide to our personalised home building process:
Phase 1: Contracts and prestart
Our efficient and responsive process begins with the Preparation of Plans Agreement (PPA). As soon as you authorise the PPA we will arrange a site contour survey and a site report in order to undertake the full working drawings of your home.
Formal contracts will then be prepared – your sales consultant will talk you through these documents, ensuring you are happy to approve and sign them.
We will prepare the documents within 45 working days. That’s pretty quick, enabling us to expedite your job to site in a much shorter time frame than the industry standard.
Phase 2: Contract documentation
Your prestart interviews and contract signing take place over the course of three separate appointments.
Firstly, your sales consultant will advise when your contract documents are ready and will arrange an appointment to sign the documents. Once signed, your sales consultant will return them to the office and hand over your file to your contract administrator.
Next, we will contact you to arrange a time to meet at our office for your Prestart Selection Interview. You will also attend a meeting with our electrical consultant for your individual lighting design. These appointments will be confirmed in writing.
You will then meet with your contract administrator, who will help you finalise your material selections.
Please note: The prestart interview time is arranged within our office hours and will take approximately 4-6 hours to complete. The electrical interview is also held during office hours and will take approximately 2 hours.
Phase 3: Construction
After the prestart interviews, your variations will be priced and sent out for you to sign. Once we receive your signed variations, your final working drawings will be drawn up for you to sign.
When you’ve signed the final working drawings, your file then goes to our Scheduling department, where all building materials for your new home can be ordered.
With confirmation of all necessary documentation, we are then 'ready to start'.
You’ll receive a letter from our construction manager advising you of the proposed starting date. They will also give you the name and contact number for your site supervisor who will handle all your queries during construction.
Phase 4: Handover
Approximately one week prior to anticipated completion, you will receive a final account from us showing all payments made and the balance owing, including variation fees and provisional sum adjustments. This will enable you to contact your lender and advise them to initiate the final progress payment.
The lender will need your authorisation for this and evidence that you have arranged insurance for your new home from the handover date.
